A rare opportunity to enjoy quiet family living right on the edge of the tranquil waters of the North Sound has recently presented itself to savvy buyers in Cayman. The Island at Newlands Sound, located off Hirst Road in Savannah, provides prospective owners with a variety of lots for sale, from spacious signature lots actually located on a small island bordered by a canal system which flows directly out to the North Sound, as well as canal front and inland lots, all perfectly located away from the hustle and bustle of other districts.
The development is a joint partnership between the Bodden family of Grand Cayman, well-known to the community as pioneers of development, with a history that stretches to the very first Cayman Islands inhabitants, and Waterfront Development Group of Maryland in the States, a development company specialising in finance, real estate law, project management, marketing and sales.
Location, location, location
Sales associate and director Heather Bodden says the location for the new development could not be more ideally suited for families who want to enjoy island living to its fullest potential. She states: “We are building a community where residents can relax and enjoy the natural beauty of the North Sound from their own home. The indigenous flora and fauna is all around and the location is nestled in among mangroves next to the shore. The beauty of the property, as it is now, really takes your breath away.” One can only imagine what it will look like upon completion.
Heather adds that they are constructing a 20 acre canal system so that every homesite that is available will have immediate access to Cayman’s world class boating, diving and fishing locations.
Indeed, those who enjoy boating will find that the world famous Stingray City as well as the always popular Rum Point are less than 10 minutes away by boat, so the location is also well suited for weekend fun.
Although Newlands Sound is a peaceful haven all of its own, the drive to George Town and Owen Roberts International Airport is a mere twenty minutes away, so residents are ideally located for travel. In addition, the recently developed Countryside Shopping Centre at Savannah has been a great boost to the area, with shops, a beauty centre, restaurants and a medical centre all on hand to service a family’s needs.

Premier lots are, as expected, located on the prime land and offer the very best in Grand Cayman living. All are oversized lots and shaped to maximise water frontage.
Heather says: “These were actually the first lots to sell and we are totally sold out of the premier level lots. That said, we also offer some excellent signature lots which also offer exclusivity, luxury and beauty.”
There are 19 signature lots located directly on the developer’s man-made island which is accessed by a private bridge. All signature lots include a private boat dock for extra luxury. Price-wise, island lots start at CI$258,493 going up to CI$301,525.
Canal front lots run along the man-made ten foot deep canal which then opens up majestically to the North Sound.
Heather confirms: “We like to term these lots as waterfront living at land locked prices! It’s the perfect opportunity for anyone who loves the idea of waterfront living but does not quite have the budget to match.”
Prices for the canal lots run from CI$171,099 to CI$277,560.
Inland lots all allow for the building of beautiful homes along the border of the property and all include access to the neighbourhood boat ramp, for easy access to the North Sound. Prices for inland lots vary from CI$106,250 to CI$174,633.
“Owners will also have the opportunity to purchase a boat slip on the canal in the soon to be constructed community marina,” Heather confirms.
She also states that each lot will be completed to Planning Department specifications before being sold. This means that height specifications of the land will be met and utilities such as electricity and water will be placed underground.
The development will enjoy a lush landscaped entrance, a private boat ramp and a community marina. The developers have lined up three local builders who are on hand to assist buyers build their dream home and buyers are free to begin construction as soon as their lot purchase has been made.
