Cayman has its fair share of variety when it comes to property choices, with spacious condos on Seven Mile Beach, townhouses in the environs of George Town and large family homes further out West and East. However, up until this point in time it has lacked an essential component of the residential mix – urban dwelling that is convenient and high-end, yet affordable. The Terraces at Camana Bay are all set to change this. Business Editor Lindsey Turnbull reports.
It is safe to say that the Camana Bay development has revolutionised the way in which we live, work and play in Cayman. Dedicated to the theme of providing a holistic, life-enhancing approach to where we spend our work and leisure time, Camana Bay has embraced the concept of new urbanism for the first time here in Cayman. Now set for an exciting new phase in the project’s development, the developers have launched The Terraces at Camana Bay, 63 one and two-bedroom apartments up for rent, setting the trend for the project’s brand new residential phase. At the time of writing just ten condos are still available for rent.
John Hillman, Director of Sales with Dart Realty (Cayman) Ltd provides some background into the design concept of these brand new homes: “It was really important for us to embrace and foster a greater connection between the inside/outside mode of living that we are so fortunate to enjoy here in the Cayman Islands. As a result, each condo has large terraces that overlook fantastic views so residents can truly enjoy the outdoors experience in their own homes.”
The condos look out on three different aspects, the Paseo, which is the main street that bisects the entire Camana Bay development; the inner harbour front or the intimate courtyards (the Canella and the Cassia – currently under construction to complement the existing Gardenia and Jasmine courtyards).
“We wanted to ensure that residents were able to enjoy terrific views when they sat out on their terraces,” Hillman confirms, “This was integral in the design plan.”
Another important aspect of the overall design was to ensure that individuals felt that their home was custom-built to their specific requirements.
“Out of the 63 condos (ten one-beds or one bed with study and 53 two-bed or two with study) we have 28 floorplans, so residents really have unique opportunity to enjoy a home that is tailored to their specific lifestyle based on size, views, and whether or not you would want to live on a single story flat or a two story townhome plan,” Hillman confirms.
Rents at present are highly affordable, with the one beds starting at US$2000 up to US$4600 for the two-beds. Rental rates are likely to increase as the Camana Bay project develops further.
Each Terrace condo starts on the second floor and goes as high as the fifth floor, so hurricane preparedness has been written into the design. Additionally, the interior design and fit out of the apartments is focused on making life easy for the end user as most everything has been thought of from a custom furniture package, bed linens, glassware, dishware for eight, coffee maker, blender, and the list goes on. The property management team at Camana Bay will also arrange for housekeeping and collection of dry cleaning services for the tenants to further the “care-free” lifestyle offered here for the busy professional.
The developers envisaged active working professionals as their renters at The Terraces at Camana Bay and as such have incorporated a slew of amenities that would appeal to such a demographic. Two rooftop pools have been artfully designed among secluded terrace gardens along with a state-of-the-art outdoor kitchen (to merely call is a barbecue is to do it an injustice) along with a good-sized shower and bathroom adjacent to the pool/kitchen. A fitness gym is currently being developed and underground parking with two spaces per condo and a lift to each floor allows for easy access.
“People who are intending to reside here are really living out the Camana Bay dream of living, playing and working in one central, well-designed and aesthetically pleasing location,” Hillman says. “We are quite pleased with the many tenants who signed on that work here in the town centre here at Camana Bay and who jest as they talk about looking forward to the “commute”!”
He adds that they have been pleasantly surprised by the number of families that have opted to rent The Terraces, from families with infants and toddlers all the way through to teenagers.
“We are delighted to have such a mix of tenants,” Hillman states. “The Terraces are also pet-friendly and several new tenants have pets.”
Camana Bay is a 500 acre development with a capacity for approximately 3000 homes. This first phase is therefore just a small tip of the iceberg of what is envisaged will be offered in the years to come.
“We are aiming for a really good mix of properties, from apartments to town homes to individual homes for sale. It fits in with the Camana Bay vision of providing homes for people in all stages of their lives, from starter homes to family dwellings to condos for those looking to downsize,” he confirms.
Designs are innovative, with Caribbean living written into contemporary designs, in keeping with the overall aesthetics of the entire project. In keeping with urban living homes, while not possessing huge individual gardens, will all have access to either their own modest garden or public gardens, courtyards and terraces, incorporating the outdoors into their living spaces so that everyone can enjoy the Cayman climate so conducive to outdoor living.
Amenities for residents are top on the designers’ lists and include public areas, municipal buildings where concerts and other gatherings can be enjoyed, miles of cycle paths and a whole range of cafes, restaurants and shops, all enhancing the living space. In addition, residents can be rest assured that Camana Bay will be maintained to the highest of levels, with an army of workers who regularly tend the gardens and public ways.
Hillman concludes: “Camana Bay is a place to be enjoyed on so many levels and we believe our first residents understand this and were drawn here not to live just in an apartment home but to really enjoy this place on an every day basis”
